Conveyancing process for auction sale & purchase

If you are selling a property at auction then you will need us to prepare the sale pack very early on. It maybe that there are particular conditions that need to be included in the sale pack and we will liaise with the relevant parties in this regarding (such as the auctioneer).

The auction pack will include:

  • Special conditions of sale 
  • Land registry search 
  • Leases (if applicable)
  • Office copy entries 
  • Local Authority Search 
  • Other pertinent documents 

We can prepare these at a competitive price which in most cases you can seek to recover from the buyer. 

Buying at Auction

When buying at auction it is important to get an experienced conveyancer to review and advise on the legal pack. The commitment to purchase in an auction is when the hammer goes down so making the necessary checks is essential.
